People will subscribe to your email only when you are offering something that they find value. Let's say someone is a gamer, if he sees someone is offering game related content through newsletters, he will certainly subscribe to this newsletter. The key to build high quality subscribers is by reaching out to people who are interested in your niche.
Try to collect emails from people who have used your products and services or from people who actually want to learn about products and services. These days people force email subscriptions, so they fail with email marketing.

That's very true. One of the common tactics used these days is by offering free products, especially digital products. People subscribe to email service for the free product but once they get free product, they are no longer interested in the email service.
